- 7/12 extract and property card (title and ownership)
- Sale deed / builder-buyer agreement
- Approved building plan and commencement certificate
- Occupancy / completion certificate (OC)
- Non-agricultural (NA) permission for the land
- Encumbrance / no-dues certificate from the builder
- Society NOC and maintenance dues status
- Property tax receipts and electricity bill
- Bank NOC if the project has a builder loan
On-site checks
Visit at different times of day. Check water pressure, seepage, structural cracks, parking, lift and common areas, and talk to existing residents about maintenance and the builder's reputation.
